<p>Now if you start hearing voices telling you to kill someone then you need to go see a shrink. Outside of that, you seem to be fine.</p>

			<content:encoded><![CDATA[<p>this is an extension of my last question.  my best friend is about to loose her home to a foreclosre but she has it in realty.  she told me today that the bank (small town &#8211; everyone knows everyone) said they would take back the house without any forclosure on her record, her and her husband will just leave the house (i guess) and the bank will sell it on their own.  but her real estate agent is pushing for a short sale and im sure they are doing that to still get some kind of commission.  which way would be better &#8211; give the home back to the bank with no forclosure or have a short sale?</p>

She does have some equity in the home, but with the market now, no-one is buying, at her asking price now she will only come out with 25,000.00 after realestate fees and payoff.  she would like to use this money to get started somewhere else with less of a monthly payment.  if she short sales or gives back to the bank she will have no money to get started somehwere else and with bad credit on top of that&#8230; what to do?<br />
<br />That would depend on how much equity they have in their home.  If there home is appraised at a lot more than the loan balance, try to sell it.  That way, your friend might at least make a profit from it.  They did pay money into it.  It&#8217;s only fair that they get something out of it.  If however they lost value on it since purchasing, they might want to go with the bank&#8217;s idea.  But, whatever you do with the bank, get it in writing.  Just because it doesn&#8217;t show up as a foreclosure doesn&#8217;t mean it can&#8217;t show up as a deficient account and turn into a collection account.  </p>

<br />Craigslist is full of scams.<br />
Never give anyone any personal information online.<br />
Never pay any deposits or give anyone account information<br />
Only get an apartment if you can do a full walkthrough first, and ask the person showing you the place show your their ID to make sure it matches your lease paperwork.  Do a background check on the property to see who owns it.<br />
I&#8217;ve seen many, many scams where people give a deposit online, then get a key, and the key never fits the place</p>

			<content:encoded><![CDATA[<p>I went to a house viewing today with my dog Zac (4yr old maltese x terrier) to show the realestate that he is really well behaved, shortly after arriving the Real estate lady informed me that a dog had died of parvo on the property I immediately picked him up and refused to see the inside of the  house. He is showing no signs as of yet of parvo, However he did come into contact with the infected property. He has had his parvo shot in the last year, there was a large black dog next door that seemed fine. Is it possible that he wont contract the virus ???<br />
<br />It is highly possible that he won&#8217;t considering he had his shot and he is not a puppy anymore but if you really want to make shure you could take him to the vet and have them give him the parvo test</p>

			<content:encoded><![CDATA[<p>A Bachelor man, Nadeem is excited as today he would be meeting a girl called Nazia along with his parents and decide whether or not she would be his life partner or not. Nadeem and his parents meet the girl and his parents and they do not approve the girl, as she is dark in colour. That night when Nadeem goes to sleep, he sees a dream. In the dream he comes across a man called NAFS </p>
<p>NAFS: “ O my master, what can I do for you”?</p>
<p>Nadeem: “Well, can you get me a beautiful girl whom I can marry?”</p>
<p>NAFS: “ Yes Master! As you say”</p>
<p>Within a blink of the eye, the NAFS is present with a beautiful fair girl with lovely wide eyes who is dressed in a bridal outfit.</p>
<p>Nadeem: “ Wow! She is so beautiful.”</p>
<p>Nadeem asks the girl her name. The Girl identifies herself.</p>
<p>The girl: “ My name is Dream”</p>
<p>Nadeem: “ Where do you hail from?&quot;</p>
<p>Dream: “ I live in your subconscious. I can visit you only when you are asleep”</p>
<p>Nadeem: “ You mean I can never get to marry you in reality?”</p>
<p>Dream: “ No.”</p>
<p>Nadeem: “ O NAFS why the hell have you brought this girl who does not exist in reality?”</p>
<p>NAFS: “ Because Master, she is the most beautiful girl according to you and as she said, she lives in your subconscious. Well you can enjoy being with her as long as you are asleep. The same with me, I shall vanish as soon as you wake up.”</p>
<p>Nadeem: “ Then how can I get nearer to her in reality?”</p>
<p>NAFS: “ Well, it is possible only in one situation, I can put her inside the body of Nazia whom you and your parents rejected this evening”</p>
<p>Nadeem: “ But Nazia is dark and Dream is exactly the opposite of her in appearance”</p>
<p>NAFS: “ But at least you alone would be knowing that inside Nazia exists your Dream.”</p>
<p>Nadeem: “ Well but Nazia is not the delight of my eyes and not only that, others will laugh at me for marrying Nazia”</p>
<p>NAFS: “ Well, then the world you live in is really ridiculous because they want to run away from realties. We here who live in your dreams know that Materialistic Perfection does not exist in the real world that you live in.”</p>
<p>At this point Nadeem wakes up from his sleep and just ponders over his dream. He takes a decision there and there that he would marry Nazia and he conveys this to his parents who somehow are convinced by Nadeem but they are as astonished as to what changed his decisions overnight. </p>
<p>Nadeem: “ Well Mom and Dad, there is nothing like perfect beauty. Contentment is what truly makes everything look beautiful”</p>
<p>What views would you like to share on this ? Do you agree with what Nadeem concluded ?<br />
<br />beautiful story  ,, what concluded was very true !! i too agree with him , we live in a world with no value for inner beauty ,, only go for external illusion</p>

			<content:encoded><![CDATA[<p>I&#8217;ve had my house on the market for about two weeks now and I&#8217;m very dissatisfied with the realty company selling it.  And it&#8217;s not because of activity either.  I understand the market/economy today.  The reasons are too many to list, but the bottom line is this&#8230;the company seems to be ok with me taking my house off the market.  However, I may be rethinking the situation and selling it myself or going with another realty company.  One of the agents is coming to collect the lock box and For Sale sign in a few hours, and to provide me with a form to sign, permitting them to take my house off the internet mls listing.  My question is this&#8230;is this a standard form used, and is there any time line or clause that generally says one cannot relist a property with someone else, or sell it themselves, within a certain amuont of time?  Or is it just cut and dry and releasing me from their mandate?  I&#8217;m very mistrusting of this form, and the company, and what it may, or may not, say in keeping me connected to them.  BTW, the agent never left me a copy of the listing contract when I signed two weeks days ago.  Just another reason of why I believe they are not doing things professionally.  I live in NJ, if that helps.  Thanks to all opinions and advice&#8230;<br />
<br />The forms used by the realty company must comply with state law.  There might be a clause relating to relisting and if the property is eventually sold to someone they originally showed the house to they will be owed a commission.   You need to read your listing agreements before signing them</p>

<br />Only if the agent you pick is licensed to sell real estate in both California and Arizona.<br />
Usually a real estate agent is licensed to sell in one state only.<br />
You would do best to list with an Arizona realtor, and ask them to advertise in California too.</p>
